How much IMT do you pay when buying a home in Portugal?
IMT is charged in brackets on the higher of the price and the taxable value. In 2025, main residences (mainland) are exempt up to €104,261; a €200,000 home pays around €3,700. Second homes pay from the first euro.
What is IMT Jovem and who qualifies?
Buyers aged 35 or under purchasing their first main residence are exempt from IMT and stamp duty up to €324,058 (2025). Between that and €648,022 they pay only on the excess; above that there is no benefit.
What costs are there besides the price?
Budget for IMT, stamp duty (0.8% of the price), deed and registration (around €700–€1,200 via Casa Pronta) and, with a mortgage, the bank's valuation fee. Rule of thumb: set aside 7–10% on top of the price.
When are IMT and stamp duty paid?
Before completion: the tax slips are issued and paid on the day or the day before, and proof is shown to the notary at signing. Without the taxes paid, the deed cannot go ahead.
